Design Phase

  • Development of the project teams organization using responsibilities chart
  • Production of a design schedule to coordinate all design disciplines and requirements for the end user
  • Collaborate with the end-user in design to meet their criteria
  • Design of a cost control model for the control of the estimated construction cost
  • Development of a summarized construction schedule in order to meet any handover requirements for the end user
  • Organization of team members meetings to verify and review status, identifying problems, obtain commitments to problem resolution actions and develop term schedules.
  • Updating all schedules and cost controls, analyzing trends and making recommendations to the owner
  • Verifying work status through evaluation of contractors including regular inspections and reviewing their production schedules
  • Trouble-shooting on critical problems in design and to develop recovery plans and ensure their implementation
  • Reviewing end users specifications
  • Coordination of the development of a quality control plan
  • Coordination of the development of a quality assurance plan

Construction Phase 
  • Development of the project teams organization using responsibilities chart
  • Detailed scope of work documentation with each individual contractor and subcontractor
  • Development of start up occupancy activities and sequencing with the professional team
  • Use of the team scheduling conferences to lead the construction team in the development of a coordinated overall project schedule consistent with previously established design and handover schedules.
  • Refinement of the construction cost control model to reflect against any change orders
  • Update and enlarge the handover scheduling model and integrate it with the on-site construction schedule
  • Coordinate the incorporation of the quality control system into the general contractors operational procedures
  • Coordinate the project team meetings on a regular basis to analyze and verify the status, identify problems, obtain and document problem solution steps, and update term schedules for the next implementation cycle
  • Updating all schedules and cost control, analyzing trends, and making recommendations to the owner for action
  • Review of the scheduled personnel needs in light of the areas availability and assistance to the general contractor in developing specific plans for resolving personnel problems
  • Management of the partial handover schedule and construction interfaces on specific problem areas
  • Control change order processing to minimize disruption in construction scheduling, while controlling impact of the total cost
  • Monitoring of quality control system implementation
  • Conduct the status review and projection meetings for the owner
  • Coordinate the punch list
  • Punch out all works and manage any defaults that need to be completed and satisfied
  • Monitor and assist with obtaining occupancy licensing and or specific licensing for end users criteria

Globe uses its Development experience to provide day to day onsite services inclusive of screening and contracting subcontractors while managing the site up to handover and occupancy. Globe works side by side with owners in achieving the quality and budget they desire while staying on schedule.
